Job Summary
Head of New Leasing & Acquisitions
This role is responsible for growing and managing a property portfolio, mainly through leasing, acquisitions, developments, and financial performance in the retail/property sector.
Main Responsibilities
Financial Oversight of Existing Portfolio
- Ensure properties stay fully occupied and profitable.
- Monitor vacancies, leasing activity, and tenant mix.
- Analyze finances to support lease decisions.
- Grow property value (gross asset value) and improve income.
- Monitor budgets, profits, costs, and operating margins.
Identifying Growth Opportunities
- Find and manage new acquisitions, property developments, and disposals.
- Conduct market research, site analysis, and demographic studies.
- Work with brokers and attorneys on property purchases and sales agreements.
- Lead due diligence for buying and selling properties.
- Manage leasing for new developments and ensure a strong tenant mix.
- Negotiate large (“big box”) retail leases, including renewals and new agreements with anchor tenants.
Development & Project Management
- Oversee property development projects from planning to execution.
- Review project financial feasibility and budgets.
- Coordinate with professionals such as architects, engineers, contractors, and quantity surveyors.
- Drive projects through approvals, tenders, and building plans.
Business Strategy
- Support new business initiatives.
- Align finance and operations to create sustainable growth.
Leadership & Team Management
- Lead and guide the Property Management, Leasing, Asset Management, and Projects teams.
- Help train and onboard staff.
Requirements
- Degree in Property Studies (BSc.)
- 5–7 years’ experience in retail/property.
- Strong experience in team leadership, leasing, negotiations, budgeting, and project management.
- Advanced Excel/MS Office skills.
- Strong communication, organization, and knowledge of lease agreements and property developments.
