As we continue our journey toward luxury, we are looking for an experienced, technically strong and hands on Hotel Maintenance Manager to support the Chief Engineer in leading the hotel's Engineering and Maintenance operation. This is an opportunity for an accomplished maintenance professional who understands the complexity of maintaining a large, high-volume hotel and who enjoys solving problems, leading technical teams and preventing problems before they happen. The Opportunity Working closely with the Chief Engineer, you will help take responsibility for the reliability, safety and maintenance of the hotel's physical infrastructure, plant, equipment, guest rooms and operational areas. This is an opportunity to: • Work within a complex, high volume hotel environment with diverse technical systems • Lead and develop a skilled Engineering and Maintenance team • Take ownership of preventative maintenance and equipment reliability • Work with major plant, mechanical, electrical, HVAC and building systems • Contribute to refurbishment, renovation and capital projects • Drive improvements in energy efficiency, sustainability and preventative maintenance • Work closely with the Chief Engineer and hotel leadership team • Play an important technical role in The President Hotel's continued journey toward luxury What You Will Be Doing • Supporting the Chief Engineer in leading the hotel's Engineering and Maintenance operation • Supervising Foremen, Technicians, Electricians, Plumbers and external contractors • Conducting daily Engineering team briefings and allocating maintenance priorities • Monitoring work quality, productivity, response times and completion of maintenance tasks • Assisting with shift planning and ensuring appropriate technical coverage across the operation • Managing maintenance requests and work orders through the hotel's CMMS system • Ensuring guest maintenance requests are addressed quickly, professionally and with minimum disruption • Responding to emergency repairs, equipment failures and urgent operational requirements • Conducting regular inspections of guest rooms, public areas, back of house areas, plant rooms and hotel facilities • Identifying potential technical failures before they become operational problems • Managing and continuously improving the hotel's Preventative Maintenance Programme • Monitoring the condition and performance of chillers, boilers, HVAC systems, pumps, generators, water heaters, fire protection systems and other mechanical equipment • Coordinating planned servicing and maintenance with external contractors and service providers • Monitoring electricity, water and gas consumption and identifying opportunities to improve efficiency • Supporting the hotel's sustainability and resource management initiatives • Ensuring compliance with Occupational Health and Safety legislation, SANS requirements, fire safety standards, PPE requirements and Lock Out Tag Out procedures • Supporting refurbishment, renovation and capital improvement projects • Coordinating contractors and technical work while minimising disruption to hotel guests and operations • Maintaining accurate asset registers, service records, warranty documentation and technical records • Managing maintenance inventories, critical spare parts, tools and consumables • Training, mentoring and developing members of the Engineering and Maintenance team • Building a culture of accountability, preventative thinking, teamwork and technical excellence • Working closely with Housekeeping, Front Office, Food and Beverage, Security and other operational departments • Providing technical recommendations, maintenance reports and operational updates to the Chief Engineer Who We Want to Meet We are looking for someone who is technically capable, operationally experienced and comfortable taking responsibility in a demanding environment. You should have: • A National Diploma or recognised Trade Certificate in Electrical, Mechanical, HVAC, Building Services or a related technical discipline • Red Seal qualification will be highly advantageous • Approximately 5 to 7 years' experience within hotel, facilities or complex building maintenance • At least 3 years' experience in a maintenance supervisory or management position • Previous experience within a hotel, hospital, large corporate building or similarly complex facility • Hotel Engineering or Maintenance experience will be highly advantageous • Strong technical knowledge across electrical, plumbing, HVAC, mechanical and general building maintenance • Strong fault finding and problem solving ability • Experience managing preventative maintenance programmes • Working knowledge of CMMS platforms such as OMNI, INFOR, HotSOS or similar systems • Experience managing contractors and external technical service providers • Strong leadership, communication and task delegation skills • Excellent planning, organisation and prioritisation ability • OHS or Health and Safety certification will be advantageous • The ability to remain calm and make sound technical decisions during emergencies • Professional grooming and presentation • South African ID or valid South African work authorisation The Person Behind the Technical Expertise Technical knowledge is essential, but leadership; judgement and accountability are equally important. We are looking for a Maintenance Manager who does not simply wait for something to break. You should naturally look ahead, identify risks, question recurring faults and find ways to improve the reliability and efficiency of the property. You need to be equally comfortable walking a plant room, troubleshooting a technical problem, managing a contractor, coaching a technician or discussing an operational concern with hotel management. You should know when to delegate and when to get involved yourself. Most importantly, you should understand that in hospitality, maintenance is ultimately about the guest.
