Job Summary
Expert Facilities & Maintenance Engineer required to lead the technical operations of a high-capacity hotel. You will be responsible for the building’s total infrastructure, focusing on system uptime, legislative compliance, and the management of high-value assets. Key Responsibilities Strategic Asset Management: Direct the lifecycle maintenance of premium commercial kitchen assets and cold-chain infrastructure across all specialty restaurants and bars. Vendor Oversight: Manage Service Level Agreements (SLAs) with specialized external contractors for refrigeration and extraction, ensuring 99% uptime through proactive auditing rather than reactive repairs. Systems Oversight: Manage all central HVAC (chiller plants), boiler systems, and electrical distribution for 500 guest rooms and public areas. Compliance: Ensure 100% adherence to the OHS Act, fire safety regulations, and SANS building codes. Water Redundancy Management: Oversee the strategy for bulk storage tanks, filtration plants, and booster pumps to ensure 100% water security during municipal outages. Load-Shedding Mitigation: Manage and optimize all backup power systems, including high-capacity generators, UPS systems, and synchronized switchgear to ensure seamless transition during grid failures. Required Skills & Attributes Technical Proficiency: Advanced knowledge of Building Management Systems (BMS), industrial plumbing, and HVAC maintenance. Infrastructure Resilience: Proven experience in managing high-capacity power and water backup systems in a South African urban context. Team Leadership: Ability to manage and upskill a large internal technical team (plumbers, electricians, and general workers). Service Provider Management: Strong ability to hold third-party contractors accountable to strict SLAs and timelines. Financial Literacy: Ability to manage departmental OPEX/CAPEX budgets and energy-saving initiatives. Software Proficiency CMMS (Computerized Maintenance Management System): Proficient in platforms such as MaintainX, Oxmaint, or Hippo. PMS (Property Management System): Familiarity with maintenance modules in systems like Oracle Opera (Fidelio). General: Proficiency in MS Office (specifically Excel for reporting and tracking). Key Performance Indicators (KPIs) System Uptime: Maintain a minimum of 99.9% uptime for critical F&B, Power (Generator), and Water systems. PPM Completion Rate: 100% completion of scheduled Planned Preventative Maintenance tasks as logged in the CMMS . Utility Efficiency: Successful implementation of energy and water-saving initiatives to reduce consumption costs. Compliance Audit: Zero "high-risk" findings during annual health, safety, and fire audits. Budget Adherence: Maintaining departmental spend within +/- 5% of the approved annual OPEX budget. Requirements Experience: 5+ years of senior maintenance experience in a large-scale environment (Luxury Hotel, Hospital, or Shopping Mall). Education: Degree or Diploma in Mechanical or Electrical Engineering (Trade Test with significant senior leadership experience will be considered).
