A well-established and growing property organisation is seeking an accomplished CA(SA) to join the business as a Financial Controller / Senior Finance Manager.
This is more than a traditional finance leadership role. Please note: Direct property industry experience is essential. Applications without property sector exposure will not be considered.

The Opportunity

As a key member of the leadership team, you will be responsible for overseeing the full finance function across a complex property portfolio, ensuring financial integrity, operational excellence, and strong commercial decision-making.

You will provide leadership across reporting, compliance, cash flow management, governance, and business partnering while helping shape the long-term financial direction of the organisation.

Key Responsibilities

Finance Leadership & Business Partnering

• Lead and oversee the full finance function across multiple entities.
• Partner with executive management on strategic initiatives and business planning.
• Deliver meaningful financial insights to support decision-making and business growth.
• Evaluate performance trends and identify opportunities to improve profitability and operational efficiency.
• Support key commercial projects through robust financial analysis and modelling.

Financial Reporting & Governance

• Oversee monthly, quarterly, and annual reporting cycles.
• Review management accounts and financial reports.
• Ensure accuracy, integrity, and completeness of financial information.
• Maintain strong financial controls, governance frameworks, and risk management practices.
• Manage external audits and stakeholder engagements.

Property Finance Management

• Oversee tenant billing, recoveries, and revenue management processes.
• Manage utility and municipal recoveries across the portfolio.
• Monitor collections, arrears, and debtor performance.
• Ensure accurate property finance administration and reporting.
• Drive process improvements and efficiencies throughout the finance function.

Cash Flow & Compliance

• Lead cash flow forecasting and treasury management activities.
• Oversee intercompany accounting and reconciliations.
• Ensure compliance with IFRS, tax legislation, and statutory requirements.
• Maintain effective internal controls and regulatory compliance standards.

Leadership & People Development

• Lead, mentor, and develop the finance team.
• Drive a culture of accountability, excellence, and continuous improvement.
• Support succession planning and staff development initiatives.
• Foster strong collaboration across finance and operational teams.

Qualifications

✅ CA(SA) Qualification (Essential)

Experience

✅ Minimum 10 years' finance experience
✅ Proven success in a:

• Financial Controller role
• Senior Finance Manager role
• Financial Manager role
• Head of Finance role
• Similar senior finance leadership position

✅ Essential experience within:

• Commercial Property
• Property Management
• Real Estate
• Property Funds
• Property Investment Environments

✅ Strong exposure to:

• Tenant billing and recoveries
• Utility recoveries
• Cash flow management
• Financial reporting
• Budgeting and forecasting
• Multi-entity structures

✅ Proven track record of leading and developing finance teams

Technical Expertise

• Advanced financial reporting and management accounting skills
• Strong IFRS and compliance knowledge
• Financial controls and corporate governance expertise
• Property management accounting systems experience
• Tax, audit, and regulatory compliance experience
• Advanced Microsoft Excel capabilities
