A leading property investment and management company is seeking an experienced Property Portfolio Manager to take ownership of a diverse commercial property portfolio comprising retail, office, and industrial assets across the Greater Gauteng region.

Key ResponsibilitiesManage the overall financial performance of a diversified property portfolio, with a strong focus on maximising Net Operating Income (NOI).
Prepare, manage, and monitor annual operating budgets, forecasts, and financial reports.
Drive tenant retention initiatives, lease renewals, and occupancy strategies to minimise vacancies and optimise revenue.
Manage arrears, debtor control processes, and tenant recoveries to maintain healthy cash flow.
Negotiate lease agreements, renewals, escalations, tenant installations, and other commercial terms.
Build and maintain strong relationships with tenants, brokers, contractors, and key stakeholders.
Oversee facilities management functions and ensure service providers meet agreed performance standards.
Ensure compliance with Occupational Health & Safety legislation, fire regulations, municipal requirements, and company policies.
Collaborate with internal teams on maintenance projects, capital expenditure initiatives, and tenant installations.
Lead and develop support staff while fostering effective collaboration across property, finance, and facilities management functions.
RequirementsBachelor's Degree in Property Studies, Real Estate, Finance, Business Management, or a related field.
Minimum 5–7 years' experience in Commercial Property Portfolio Management or a similar role.
Proven experience managing a diverse portfolio across multiple asset classes.
Strong track record of driving financial performance, budget management, and NOI growth.
Experience managing lease renewals and negotiations from initiation through to conclusion.
Sound understanding of commercial property law, lease agreements, and property management principles.
Knowledge of facilities management and property maintenance practices.
Strong financial, analytical, negotiation, and stakeholder management skills.
Proficiency in MDA, MRI, Microsoft Excel, Outlook, SharePoint, and Microsoft Copilot.
Valid driver's licence and own reliable transport.
