Job Purpose

Take overall ownership of our Grade A commercial office portfolio located in Sandton. Combine commercial leasing acquisition, lease administration and end-to-end property & facilities management. Maximize rental income & occupancy rate, control operational expenditure, retain premium tenants, ensure full legislative compliance with South African property laws, and sustain long-term capital asset value.

Key Responsibilities

1. Commercial Leasing & Tenant Management

• Develop annual leasing strategy, conduct Sandton office market research on rental rates, vacancy trends & corporate tenant demands; set pricing, incentives and leasing targets.
  
• Source new corporate tenants via local property brokers, corporate networks & marketing campaigns; conduct viewings, requirements consultation and rental negotiations.
  
• Draft, review and execute commercial lease agreements in line with South African property legislation; manage lease renewals, rent reviews, exit procedures and deposit reconciliations.
  
• Oversee tenant fit-out approvals, construction safety supervision and handover/exit inspections to minimise downtime between tenancies.
  
• Build long-term relationships with tenants, property brokers and corporate occupiers.
  

2. Property Operations & Facilities Management

• Manage daily building operations: security, cleaning, landscaping, lifts, HVAC, fire systems, plumbing & all common area amenities; conduct regular site inspections to identify maintenance & safety risks.
  
• Manage all outsourced service providers (security, technical maintenance, cleaning contractors): monitor service levels, approve invoices and renew service contracts.
  
• Act as primary point of contact for all tenants'     queries, maintenance requests and complaints; ensure timely resolution to maintain high tenant satisfaction.
  
• Ensure full compliance with OHSA, Sectional Titles Act, CPA and local municipal by-laws; conduct fire drills, emergency response planning and regular safety audits.
  

3. Financial Administration & Asset Reporting

• Prepare annual operational budgets, monthly P&L statements, monitor utility, maintenance and administrative costs to stay within budget.
  
• Collect rent, service charges and utilities arrears efficiently; conduct debtor management.
  
• Compile monthly portfolio performance reports (occupancy, rental income, expenditure, maintenance updates) for senior management review.
  
• Maintain fixed asset registers, implement preventative maintenance schedules to preserve building condition and asset value.
  
• Liaise with Johannesburg Municipality for rates, utilities, compliance certifications and official documentation.
  

4. Team Leadership

Lead the on-site property team, allocate daily duties, conduct performance appraisals and staff coaching to deliver consistent service standards.

Requirements

Minimum Requirements:

1. Minimum 5 years verified hands-on experience in Grade A commercial office leasing & property management within South Africa; Sandton market exposure is highly advantageous.
   
2. In-depth knowledge of South African commercial lease law, Sectional Titles Act, fire & occupational health safety regulations.
   
3. Fluent professional English (mandatory); Mandarin/Cantonese speaking is a strong bonus for Chinese corporate tenant liaison.
   
4. Valid South African driver’s license + own reliable vehicle (essential for site visits across Sandton).
   
5. Proficient in MS Office suite; experience with MDA/SAP property management systems preferred.
   
6. Strong negotiation, stakeholder management and crisis resolution skills, able to work under pressure in a fast-paced commercial environment.
   
7. Matric (Grade 12) completed; tertiary qualification in Property Management / Real Estate or PPRA certification advantageous.
