Job Summary
We are seeking an experienced and technically strong Hotel Maintenance Manager to support the Chief Engineer in leading all maintenance and engineering operations. This newly created leadership role forms an essential part of our journey toward luxury, ensuring that every element of the property’s infrastructure reflects global standards of efficiency, safety, and guest satisfaction. This is a hands-on, high-impact position overseeing a multidisciplinary team while ensuring the optimal performance of all mechanical, electrical, plumbing, HVAC, life safety, and structural systems. Experience & Requirements National Diploma or Trade Certificate in Electrical, Mechanical, HVAC, or Building Services (Red Seal preferred) Minimum 5–7 years’ experience in facilities, engineering, or building maintenance At least 3 years in a supervisory, managerial or senior technician role Experience in hotel, hospital, or corporate building environments essential Strong technical proficiency across electrical, plumbing, HVAC, mechanical, and general building maintenance Experience with CMMS platforms such as OMNI, INFOR, HotSOS (or equivalent) Proven leadership ability with strong delegation and team-development skills Excellent diagnostic, planning, and problem-solving ability Strong communication skills (English essential) OHS / Health & Safety certifications advantageous Valid South African ID required Key Competencies: Operational leadership, technical mastery, engineering governance, safety and compliance, asset protection, guest-centric professionalism. Duties & Responsibilities Leadership & Team Oversight Support the Chief Engineer in leading and developing the engineering and maintenance team Supervise Foremen, Technicians, Electricians, Plumbers, and Contractors Conduct daily briefings, allocate tasks, and ensure accountability and productivity Assist with rostering, staffing, and shift coverage Operational Management Oversee daily maintenance requests and ensure timely, high-quality completion via the CMMS Respond to emergencies, guest challenges, and technical incidents Conduct inspections of rooms, public areas, back-of-house and plant rooms Ensure accurate documentation and work verification Preventive Maintenance Manage the Preventive Maintenance Program (PPM) to reduce downtime and extend asset life Schedule maintenance for major systems: chillers, boilers, pumps, generators, HVAC systems, fire equipment, water heaters Ensure adherence to SOPs and compliance standards Energy & Utility Efficiency Support property-wide sustainability and energy-saving initiatives Monitor utility usage: water, gas, electricity Identify inefficiencies and recommend optimisation solutions Safety; Compliance & Risk Management Ensure full compliance with OHS, SANS, fire regulations, and legal requirements Conduct safety audits, inspections, and risk assessments Drive a safety-first culture and enforce PPE and LOTO procedures Projects & Asset Management Support CAPEX projects, refurbishments, and infrastructure upgrades Manage contractors and ensure safe, compliant execution Maintain asset registers, service logs, warranties, and inventory levels Oversee procurement of tools, spare parts, consumables, and equipment Team Development & Conduct Coach; mentor, and develop engineering staff Enforce grooming, attendance, and behaviour standards Foster pride, accountability, and continuous improvement Communication & Collaboration Coordinate with Housekeeping, Front Office, F&B, Security, Events, and other departments Represent engineering at operational and safety meetings Provide performance updates and insights to the Chief Engineer
