Job Summary
Overview
The Junior Quantity Surveyor supports development and investment teams with measurement, cost analysis, and financial inputs from feasibility to construction. The role requires strong analytical skills, attention to detail, and a commercial mindset. Working closely with senior staff and project teams, the Junior QS helps ensure projects are delivered within budget and aligned with investment targets.
Requirements
- National Diploma in Building/Quantity Surveying or equivalent (minimum ND Building/QS).
- 1 -2 years post-qualification experience (construction or development environment).
- Proficient in Microsoft Excel.
- Familiarity with the Standard System of Measuring Building Work.
- Ability to interpret architectural, structural, and MEP drawings.
- Strong understanding of construction processes and sequencing.
- Knowledge of JBCC contract principles (working knowledge acceptable at junior level).
- Understanding of property development processes in terms of feasibility, design, procurement, construction, tenanting and handover.
- Exposure to commercial/retail/industrial development cost structures is advantageous.
- Exposure to property development, feasibility studies, or investment-focused reporting is beneficial.
Key Responsibilities
- Assist with feasibility costing, budget inputs, and market benchmarking for development viability.
- Perform measurements, support cost plans/BOQs, and contribute to value engineering.
- Help with procurement, tender evaluations, contractor claims, and payment recommendations.
- Support construction cost control through monitoring, reporting, cash flow tracking, and risk identification.
- Assist with tenant installation costing, JBCC contract administration, and maintaining accurate project documentation.
- Collaborate with development, finance, and consultant teams to support decisions and investment reporting.
