CONVEYANCER (BONDS)
Location: Menlo Park - Pretoria
Minimum Experience: 5 years post admission
Overview
Key Responsibilities and Duties:
- Bond Registration: Liaising with financial institutions, the buyer, and the transferring attorney to draft, sign, and lodge new mortgage bond documents at the Deeds Office.
- Drafting & Reviewing: Preparing mortgage documents, loan agreements, and FICA (Financial Intelligence Centre Act) documentation for signature by the purchaser.
- Bank Liaison: Representing the bank's interests to ensure that the loan is properly secured against the property title before funds are released.
- Simultaneous Transactions: Coordinating with Transferring Attorneys (who handle the transfer of ownership) and Cancellation Attorneys (who cancel the seller’s existing bond) to ensure all documents are registered at the same time in the Deeds Office.
- Guarantee Issuing: Liaising with the bank to issue guarantees to the transferring attorney for the purchase price.
- Compliance: Ensuring all bond-related documentation complies with legal requirements and the conditions set by the lending institution.
Key Requirements:
- Qualification: Admitted as an attorney and a conveyancer in South Africa.
- Experience: Requires specialized knowledge of commercial or residential bond transactions and the Deeds Registries Act.
- Skills: Strong attention to detail, organizational ability, and expertise in using conveyancing software.
