Luxury Property Collection with Head Offices based in Hout Bay is looking for an experienced Group Property Manager to join their team. This role is suited to a highly organized, hands-on professional with a strong background in rental properties, property maintenance, rates & utilities management and operational oversight. Duties: Rental & Property Portfolio Management: Oversee the management and performance of all residential and commercial lease agreements across the Group portfolio. Maintain a central lease register, including rental escalations, renewal dates, deposits, expiry dates and tenant obligations. Monitor tenant compliance with lease terms and manage lease renewals, amendments and terminations. Review rental rates against market benchmarks and make recommendations to optimize rental income and asset returns. Manage tenant relationships and coordinate the resolution of tenant-related property matters. Oversee arrears management, recovery processes and legal escalations were required. Prepare monthly rental income reports, occupancy reports and lease performance summaries for management and owners. Prepare monthly reports on property rental performance and collections. Ensure all rentals are collected on time. Liaise with third-party managers of certain properties, where applicable. Identify property maintenance requirements, obtain quotations and once approved, ensure all maintenance work and repairs are completed correctly. Identify opportunities to increase property utilization and maximize returns from property assets. Municipal Accounts, Rates & Utility Management: Assume responsibility for all municipal accounts across the Group property portfolio, including Residential, Commercial and Hospitality. Review and analyses monthly municipal invoices including electricity, water, sewerage, removal, property rates and additional municipal levies. Identify billing anomalies, incorrect tariffs, excessive consumption trends and potential savings opportunities. Liaise with municipalities and service providers to resolve account queries, disputes and billing errors. Implement systems to monitor utility consumption and benchmark performance across properties. Prepare monthly utility and municipal expenditure analyses highlighting variances to budget, consumption trends, cost per property, exception reports and efficiency opportunities. Recommend energy, water and utility cost-saving initiatives. Ensure all municipal accounts remain current and that services are not interrupted due to administrative issues. Additional KPIs: Rental occupancy percentage. Rental income was achieved versus budget. Rental arrears as a percentage of billings. Lease renewals concluded before expiry. Municipal account queries resolved within target timelines. Utility cost savings achieved. Reduction in municipal billing errors. Water and electricity consumption trends versus budget. Recovery of municipal overcharges and credits. Requirements: Grade 12 A formal qualification Minimum 3–5 years’ experience in Property Management or a similar role. Proven track record in leasing, tenant relations, and building operations. Hands-on experience in municipal account administration, property management, and utility reconciliations. Advanced Microsoft Excel proficiency and familiarity with property management software Strong budgeting and cost-control experience. Excellent planning and organizational skills. Ability to manage multiple projects simultaneously. Strong communication and leadership abilities. Computer literacy including Microsoft Office. Valid driver’s licence.
