The Property Finance Manager is responsible for overseeing and managing all financial aspects related to property operations within the bush experience sector. This role involves ensuring financial controls, budgeting, reporting and forecasting are accurate and aligned with organisational objectives. The successful candidate works closely with operational teams to optimise property performance, support sustainable growth and maintain financial compliance in a dynamic tourism and hospitality environment. Key Duties and Responsibilities
Develop; implement and maintain financial policies and procedures specific to property management within the bush experience setting. Prepare; monitor and analyse budgets and forecasts for multiple properties, ensuring accuracy and alignment with operational goals. Manage monthly, quarterly and annual financial reporting, providing clear and comprehensive reports to senior management and stakeholders. Conduct variance analysis to identify financial trends, risks and opportunities, recommending corrective actions as necessary. Oversee accounts payable and receivable processes related to property operations, ensuring timely and accurate transactions. Coordinate with external auditors and regulatory bodies to ensure compliance with financial regulations and internal controls. Collaborate with property managers and operational teams to support financial decision-making and improve profitability. Lead the preparation and management of capital expenditure plans for property maintenance and development projects. Manage cash flow and liquidity to support operational needs and investment initiatives within the property portfolio. Identify and implement financial systems improvements and automation opportunities to enhance efficiency and accuracy. Stay informed of industry trends, financial best practises and regulatory changes affecting property finance in the tourism and hospitality sector.
Required Qualifications
A recognised professional accounting qualification such as ACCA, CIMA or equivalent. A degree in Finance, Accounting, Business Administration or a related discipline.
Experience
Minimum of five years’ experience in a finance management role, preferably within the travel, leisure, tourism or hospitality industries. Proven experience managing financial operations for property portfolios or related assets. Demonstrated ability to work in a fast-paced environment with multiple stakeholders and competing priorities.
Knowledge and Skills
Strong knowledge of financial management principles, budgeting, forecasting and reporting. Comprehensive understanding of property finance, including capital expenditure and asset management. Excellent numerical and analytical skills with strong attention to detail. Proficient in financial software and Microsoft Office suite, particularly Excel. Effective communication and interpersonal skills, with the ability to present financial information clearly to non-financial audiences. Ability to work independently and as part of a team, demonstrating strong organisational and time management skills. Knowledge of relevant financial regulations and compliance requirements within the South African context is advantageous.
Preferred Qualifications
Experience working within a bush experience or eco-tourism property environment. Familiarity with integrated property management and accounting systems. Additional training or certification in project management or business analysis.
Working Conditions
This role is based in a rural bush environment, requiring adaptability to remote working conditions. Standard full-time hours apply, with occasional requirements for extended hours during peak periods or reporting deadlines. Travel to multiple property sites within the Ehlanzeni District may be required. The working environment combines office-based tasks with site visits in outdoor and natural settings. The role demands flexibility, resilience and a proactive approach to problem solving in a dynamic tourism and hospitality context.
