Job Summary
Duties:
Project Leadership & Management:
Take overall accountability for the successful delivery of the warehouse expansion project.
Develop and manage the project programme, budget, milestones, critical path and key deliverables.
Establish effective project governance, reporting and accountability.
Monitor project performance against time, cost, quality and scope.
Identify risks, issues, delays and potential cost impacts early and implement effective solutions.
Provide Management with clear, commercially sound recommendations and regular project reporting.
Construction & Contractor Management:
Lead and coordinate the main contractor, subcontractors and construction teams.
Manage and coordinate architects, engineers, QS, consultants, statutory authorities and other professional teams.
Monitor construction progress, workmanship, quality and compliance with approved designs and specifications.
Ensure effective sequencing and coordination of all construction activities and trades.
Manage variations, claims, costs, contractual issues and commercial risks.
Drive snagging, practical completion, commissioning and final handover.
Live Warehouse Environment & Business Continuity:
Work closely with the Warehouse Operations Manager and other internal stakeholders to ensure the warehouse remains operational throughout construction.
Develop and manage construction access plans to minimise disruption to receiving, storage, picking, packing, dispatch, collections and other operations.
Coordinate construction activities around warehouse traffic, forklifts, trucks, loading and offloading areas, staff movement, security and operational access.
Identify operational risks associated with construction and implement practical mitigation measures.
Ensure the completed expansion is fully operational and integrated with the existing facility.
Health, Safety & Compliance:
Ensure the project is delivered in accordance with all applicable construction, health and safety and statutory requirements.
Monitor contractor compliance with site safety requirements and approved construction practices.
Coordinate required inspections, approvals, certifications and statutory compliance.
Ensure a safe working environment for both construction personnel and employees operating within the existing warehouse.
Requirements:
Relevant tertiary qualification in Construction Management, Project Management, Civil Engineering, Quantity Surveying, Building Science or a related discipline.
At least 8–10+ years' relevant construction / project management experience, with a proven track record of successfully delivering significant construction projects.
Demonstrated experience managing projects from design and planning through to construction and final handover.
Proven experience managing main contractors, subcontractors and professional teams.
Strong project programme, budget, cost-control and commercial management experience.
Experience with commercial, industrial, warehouse, logistics or operational facilities will be highly advantageous.
Sound knowledge of construction health & safety requirements and statutory compliance.
Strong understanding of construction contracts, variations, claims and contractor performance.
Excellent planning, reporting, negotiation and stakeholder management skills.
Professional registration or relevant industry accreditation will be advantageous.
Experienced, commercially astute and hands-on Project Manager who is comfortable taking ownership, making decisions and holding contractors and professional teams accountable.
Highly organised, structured and detail oriented.
A strong communicator and stakeholder manager.
Commercially astute with excellent cost-control capability.
Confident in negotiating with contractors, consultants and suppliers.
Solutions-driven and able to resolve complex problems quickly.
Comfortable working under pressure and managing competing priorities.
Able to operate at both a strategic and detailed project level.
Experienced in working within an operational/live industrial or warehouse environment.
