Job Summary
A leading luxury hotel property in the heart of the Knynsa Garden Route is seeking a highly skilled Maintenance Manager to oversee the technical integrity and operational excellence of its hospitality operations. Key Responsibilities 1. Strategic & Preventative Maintenance Develop and implement a comprehensive Preventative Maintenance (PM) Plan covering HVAC, plumbing, electrical, and structural systems. Conduct regular audits of guest rooms and public areas to ensure "perfect" functional standards. Manage the hotel’s asset register, tracking the lifespan and service history of all major machinery. 2. Technical Oversight Oversee the operation of water treatment, filtration, and sewage systems (critical for the Knysna environment). Maintain and troubleshoot HVAC systems, industrial kitchen equipment, and laundry facilities. Manage pool maintenance, ensuring chemical balance and pump efficiency meet health standards. Supervise the upkeep of exterior facades, decks, and woodwork, specifically managing the impact of coastal humidity and salt air. 3. Team Leadership & Contractor Management Lead; train, and mentor the internal maintenance team, fostering a culture of "first-time fix" and guest empathy. Source; negotiate with, and supervise third-party contractors for specialized projects (e.g., elevators, fire suppression, or major renovations). Implement a robust Job Card system to track daily tasks and response times. 4. Health, Safety & Compliance Act as the primary health and safety officer, ensuring the property complies with all South African OHS Act requirements. Regularly test fire alarms, emergency lighting, and backup generator systems. Maintain all statutory documentation and certificates of compliance (CoC). 5. Financial Management Manage the annual maintenance budget (OPEX) and provide input for Capital Expenditure (CAPEX) projects. Monitor utility consumption (water and electricity) and implement "green" initiatives to reduce costs and environmental impact. Key Performance Indicators (KPIs) Guest Satisfaction: Minimal maintenance-related complaints and high scores on guest feedback platforms. Efficiency: Average turn-around time on internal maintenance job cards. Budget Adherence: Maintaining operations within the monthly allocated budget. Compliance: 100% up-to-date statutory safety inspections and certifications. Minimum Requirements Education: Grade 12 (Matric) and a Trade Test Certification (Plumbing, Electrical, or Mechanical is highly preferred). Experience: 5+ years of maintenance experience, with at least 2 years in a management or supervisory role within a 4-star or 5-star hospitality environment. Technical Skills: Proficient in MS Office; experience with a Property Management System (PMS) or Maintenance Software (CMMS) is an advantage. Drivers License: Valid Code 8 license is essential. Attributes: Strong problem-solving skills, able to work under pressure, and available for on-call emergencies after hours and on weekends.
