The Maintenance Manager is responsible for overseeing the maintenance, repair, and upkeep of all Morgan Holdings office buildings, facilities, infrastructure, and company-owned properties. The role ensures that all premises are safe, functional, well-maintained, and presented to a high standard while managing contractors, maintenance staff, service providers, budgets, and compliance with health and safety regulations.
Key Responsibilities
Facilities Management
Oversee the maintenance and upkeep of all office buildings, facilities, warehouses, and company-owned properties.
Ensure that buildings, offices, boardrooms, kitchens, bathrooms, parking areas, gardens, and common areas are maintained to a high standard.
Conduct routine inspections and identify maintenance requirements.
Develop and implement preventative maintenance schedules.
Building Maintenance
Coordinate repairs relating to electrical, plumbing, air conditioning, lighting, roofing, painting, flooring, carpentry, and general building maintenance.
Ensure all office equipment and building infrastructure remain operational.
Arrange emergency repairs when required.
Contractor & Supplier Management
Source, appoint, and manage external contractors and service providers.
Obtain quotations and negotiate competitive pricing.
Monitor contractor performance and ensure work is completed to the required standard.
Ensure contractors comply with company policies and health and safety requirements.
Asset & Infrastructure Management
Maintain an asset register for furniture, fixtures, equipment, and facilities.
Monitor the condition and lifespan of company assets.
Plan refurbishment and replacement projects where necessary.
Health, Safety & Compliance
Ensure compliance with the Occupational Health and Safety Act and all relevant regulations.
Conduct regular safety inspections.
Ensure fire equipment, emergency exits, generators, electrical installations, and security systems are serviced and compliant.
Coordinate annual compliance inspections and certifications.
Security & Services
Oversee security, access control, CCTV systems, alarms, and perimeter maintenance.
Manage cleaning, waste removal, pest control, landscaping, and hygiene services.
Ensure uninterrupted utility services including electricity, water, internet, and backup power systems.
Administration
Maintain maintenance schedules and service records.
Prepare monthly maintenance reports.
Track maintenance requests and ensure timely completion.
Maintain supplier and contractor documentation.
Minimum Requirements
Qualifications
National Diploma or Degree in Facilities Management, Building Management, Property Management, Engineering, or a related field – will be an advantage.
Experience
Minimum of 5 years’ experience in facilities or building maintenance management.
Previous experience managing office buildings, commercial properties, or corporate facilities.
Experience managing contractors and service providers.
Strong knowledge of building maintenance systems and preventative maintenance planning.
