To manage capex and abnormal projects related to building services in conjunction with core competence
To manage contracts and service level agreements together with core competence through the following interventions:
Scope of work is set
Specifications are drafted
Proper tender process is followed.
Timeous appointment of contractors according to procedural requirements.
Performance evaluations on contractors are carried out.
To manage performance of direct reports with input from core competence, ensuring:
Input into job profiles
Performance contracts are discussed and agreed
Regular one on one's are held with staff to discuss progress of individual areas of accountability
Formal performance reviews are held at least annually
Measures are used to take appropriate remedial action
Developed and skilled team
Representation in project design and site meetings in the case of developments, refurbishments and extensions. Ensure that all planned maintenance and capital expenditure are carried out in terms of quality and time through the following interventions:
Maintenance is completed within time frame
That work is of an acceptable quality and in line with core competency standards
Requisitions are approved within 24 hours
Budget compilation. Variance reporting, Forecast Budget compilation. Variance reporting, Forecast Oversee Tenant Installation & provide feedback – ensure beneficial occupation dates are met
Qualifications -Senior Certificate - Degree or diploma in Electrical/Mechanical Engineering, Building Management / Civil Engineering / Architecture - Non negotiable – GMR2.1
Experience At least 5 years minimum experience in a variety of building services roles with emphasis on building maintenance with Project Management experience.
